Roofing in Belconnen: 70s–80s tile roofs hitting their reckoning
Belconnen was built out through the 1970s and early 80s, which means most of its original concrete-tile roofs are now 40–50 years old — right at the point where the surface coating has worn off, tiles have gone porous, and the ridge pointing has cracked from decades of Canberra's freeze-thaw cycle. Add the exposed, elevated terrain around Bruce, Hawker and Weetangera where the wind really gets up, and pointing failure is the number-one job we see. The good news: most of these roofs have sound tiles underneath and are excellent restoration candidates rather than full replacements.
